Orange County, Florida eviction diversion program

In an effort to help curb evictions due to the COVID-19 pandemic, the Orange County Board of County Commissioners created the Orange County COVID-19 Eviction Diversion Program. The $13.3 million program is funded by the Federal CARES Act monies.

Basic Information

Tenants and landlords in Orange County, Florida have an eviction diversion program during the pandemic. It’s available to county residents if they earn up to 120% of the area median income, which is $68,100 for a family of four.

From the program’s description: “The income-based program assists Orange County’s most vulnerable tenants who are in imminent danger of eviction due to COVID-19 and provides the property owner with an alternative to eviction. The Program provides up to $4,000 in past due rent that is paid directly to the landlord. The tenant or landlord can initiate the application process; however, both must agree to participate and meet eligibility requirements.”

Program Details

People who apply can then get legal services, from attorneys from Community Legal Services of Mid-Florida. These attorneys will help tenants and landlords navigate the eviction diversion program, in order to get to a resolution of their issues. If a tenant turns out to not be eligible for the program, the attorneys are still able to help them with other kinds of legal help. 

The program involves collaborations with the landlords and the thenants. The program can pay landlords up to $4,000 on behalf of tenants who are at least two months behind on their rent. The program requires both landlord and tenant to cooperate.
